I much prefer a good non-fiction book to a good fiction book. The tough part is there are so many fewer good non-fiction books, so I often resort to fiction. Cool question. I have watched way too many horror movies and read too many scary books to ever live in a house that was part of a horrific murder. I would have nightmare every night. I do have a morbid fascination and would stay a night in any creepy place, but that is as far as I would go.

I try to keep books of the same genre together and then books in the same series together, but after that it is random. At times areas get stuffed full and I will put a book wherever there is a spot until I have time to re-organize.

I buy books both online and in physical stores. I prefer the ease of ordering online, but enjoy the atmosphere of physical store, plus it is fun to just browse around. I do also use the library quite a bit. If I really enjoy a book, then I purchase it just to keep in the collection.
